WATER: A private well or water-hauling will need to be utilized. Well costs depend on drilling depth. ZONING: There is NO zoning department in Luna County. However, Deming Ranchettes is intended for residential use and has some basic rules for land in this area. They are mostly common sense rules to keep the area from becoming chaotic and run down. You can look at all of the covenants here - page 114 section 5 is the only part that applies to this property.

HOA: There is no HOA and there are no dues. However, there is an owner's association that you can VOLUNTARILY join for $10 a year if you would like to participate in the community. The association information can be found here.

-We will prepare and mail deed transfer paperwork to the county clerk's office. When we send it off, we’ll email you a postal tracking number so you know when it arrives.

TERMS OF SALE

Upon completing your payment, Tucker Land Company will transfer the property deed to the name(s) you specified, via Special Warranty Deed and free and clear of all liens. Property taxes are paid in full as of the date of sale; future taxes will be your responsibility.

 

We will prepare and mail (within 7 calendar days of your payment) deed transfer paperwork to the appropriate County Office, at no additional cost to you. We will email you with a postal tracking number (to the email you entered above) once this paperwork has been mailed so you know when the County has received it.

 

Tucker Land Company cannot guarantee County processing times or mail delivery times, but typically our buyers receive their deeds within 3-4 weeks of purchase. Once the County receives our paperwork, you are also free to call the county and request an additional copy of the deed via mail or email.
